Situated on a .78 acre corner site overlooking several acres of open pasture, the 3,685 S.F. house (on the main level) is placed slightly on the bias to enable optimum natural light as well as natural energy conservation. The main part of the house is located on one floor with all major rooms having access to the outside to create a seamless transition between interior and exterior living spaces. The house will be secluded from Roberts Lane by a natural berm with vegetation and the entry court by lines of privet and other vegetation.

The 40’ x 14’ saline pool is situated several steps below the main house responding to a natural grade change as well as allowing for uninterrupted views across the pool to the field beyond. A four foot high pool fence will be provided to ensure compliance with the town of East Hampton regulations, as well as alarms at all door locations opening directly out to the pool. The pool will be installed with lights and an interior control system will be provided to include Jandy or equal. There is approximately 3,100 square feet of a combination of cast concrete stone terrace and 5/4 mahogany wood decking. A fully landscaped exterior will be provided with the already mentioned privet, sod lawn, as well as a sprinkler system and timer.
The exterior walls will be a cedar with painted steel columns and exposed laminated structural beams with stucco accents at the fireplace. There is an option for a masonry wall running along the entry arcade leading to the front door. The roof is a flat EPDM system with an interior drainage system and an aluminum edge cap overlayed with mahogany decking. Rigid insulation with a total R-Valve of 30 for the roof with exposed beams and R-30 batt insulation will be provide in all hidden joist structured ceilings. R-19 batt insulation and Tyvek with ½” sheathing will be provided on exterior wood walls. The stucco system will be STO or equal.
The approved septic system will be installed as per all Suffolk County Health Department requirements, underground 400 amp electric service will be installed, as well as gas propane storage and connections - and - all connectors required for hook-up to the East Hampton town water system. Condenser units will be placed in discrete locations on concrete pads with sound isolators.
Windows and sliders will be Arcadia or equal with Kawneer picture window and transom systems, or equal all with insulated glass. Sliding doors will be installed with continuous soldered metal drip pans running a minimum of 6” up from the bottom of adjacent base framing, as well as continual drip caps at all header openings.
An option of solar roof panels to augment the electrical power for the house can also be provided. |
The Property

Basement:
The basement includes 1,237 square feet of 9’-0” minimum ceiling height from the top of the concrete to the underside of the floor structure above. The remaining basement will be 4”-0” crawl space with finished concrete floors for running ducts, pipes, etc. An option for additional full height basement space is available. All basement walls to be poured 10” reinforced concrete walls with exterior damp proofing protection and perforated footing drains, with 4” concrete slabs in the full height area of the basement.
The finished basement will consist of one large recreation room, one finished bathroom (with stone floor), the mechanical room, the laundry room with sink (washer and dryer by owner), and one additional finished storage room (concrete floor). Quality all wool carpet will be provided in finished areas. Walls to be 2’ x 4’ construction with 5/8” gypsum board on walls, ½” GWB on ceilings with fire rated gypsum board on mechanical room ceiling.
Main Floor Finishes:
All interior doors to be 8’-0” tall solid core birch or equal for ptd. finish. Hinges to be 4” x 4” square satin chrome. Hardware to be Baldwin or equal. Casings to be 5/4 x 1/1/2 cedar jambs and casings and baseboard to be ½” x 3/4” high. Floors to be 24” x 24” stone pavers with option of 1x4 riftsawn white oak. Walls to be 5/8” GWB on walls, ½” GWB on ceiling unless indicated otherwise. Durock at shower walls and greenboard on other bathroom walls.
Entry Hall 10’-0” x 20’-0”:
The Entry Hall consists of 9’-0” ceilings with a full height solid wood front entry door, aluminum and glass side lights, as well as full height glass walls overlooking the field beyond. Floors are oversized stone pavers with an option for 1 x 4 white oak floors (option typical for all dry areas).
Living Room/Dining Room 20’-0” x 40’-0”:
The Main Living/Dining Room Pavilion consists of floor to ceiling glass walls on three sides, open beamed 11’-0” in height with 1 x 6 center match cedar ceilings, and a black metal and stone detailed elongated wood burning fireplace. Floors are a constructed with the oversized stone pavers from the Entry.
Kitchen 20’-0” x 20’-0”:
The Kitchen is adjacent to the Living Dining area and consists of the same stone floor material and an open beamed cedar clad ceiling. Kitchen Cabinetry consists of all wood construction with prefinished maple interiors and cedar and painted lacquer exterior finishes. Counters are made of 5/4” stone and or composite stone. The sink(s) is stainless steel Blanco or equal with KWC faucet(s). Appliances include a 48” Subzero, 48” Wolf Range, Miele Dishwasher (option for two dishwashers), Subzero Wine refrigerator, 48” stainless steel hood and Viking Convection microwave oven. Full height pantry cabinet and an Eat-In Kitchen area leads to the Garage, and stairs to the basement.
Garage:
A finished 23’-8” x 19’-6” Garage with 1/2” gypsum wall board walls and ceiling is connected to the Kitchen.
Master Bedroom Wing:
The Large Master Bedroom wing includes a 13’ -0” x 13’-6” Study/Media Room with an opening to the Living Room and Master Bedroom Gallery with the option for paneled walls and a wall of custom wood built-ins. The Master Bedroom includes two Master Closets with the option for custom cabinetry and a beautifully detailed Master Bathroom.
Master Bathroom:
The Master Bathroom has a large scale heated stone tiled floor with a two person tile shower with frameless shower door (steam optional) with thermostatic controls, a separate toilet compartment with a separate exhaust, Spa Kohler Tea-for-Two tub or equal with a stone surround and an 8’ long double sink vanity with medicine cabinets and wall to wall mirrors. The vanity has a stone top. The Master Tub has a view out to the field and privacy from the rest of the house. Plumbing fittings are Kallista One Series in satin nickel or equal, Toto toilet and Kohler Kathryn undermount sinks or equal. The 22’-0” x 13’-6” Master Bedroom has a panoramic view of the field beyond.
Guest / Children’s Wing:
On the opposite side of the house adjacent to the Front Entry is a Guest / Children’s wing of the house. Immediately adjacent to the Entry is a large size Powder Room and Coat Closet. The wing also includes two medium sized en-suite Bedrooms, 13’-0” x 16’-6” and 13’-0” x 13’-6” with tile bathrooms, fittings and fixtures similar to the Master Bedroom. There is also a large 17’-6” x 13’-6” Junior Master Bedroom making up the fourth Bedroom which includes a large walk-in closet and a large Bathroom again with similar fittings and fixtures to the Master Bathroom.
General Features:
Alarm Electrical: The house is fitted with an alarm system, smoke and carbon dioxide detectors with an option for remote systems access (i.e. I-Phone connection). All downlights are Halo model # 3012 and 3013 White square fixture(s). All lights to have dimmers with Lutron Diva 600 slider controls with snap-on screwless plates. An optional decorative fixture package will be provided by Form Architecture and Interiors.
Cable Stereo:
Basic cable run wires and home run stereo speaker locations are provided to all rooms. Equipment by Owner.
Plumbing:
The Plumbing System will include PVC waste and copper supply lines. All pipes are to be insulated including all plumbing walls. A hot water circulation system will also be provided. An outside shower and four non-freeze hose connections will be provided. Hot water heater to be 119 gallon stainless steel unit by Superstar or equal.
HVAC:
HVAC System to include Four Zone Carrier variable speed air handlers with Three Carrier AC compressors on concrete pads, and isolators with digital thermostats or equal.
Heating to be 230 full modulating condensing unit system to include four hydraulic heat zones (gas fired burner) or equal.
Interiors:
Full interior design services are also offered at no additional design fee, including wall colors/finishes, a furniture plan, finish options adjustments etc. Interior design services including furniture, draperies, rugs, etc. including turnkey services is provided by Form Architecture and Interiors at cost plus a 25% fee.
